While there isn’t a magic formula to pricing a home, sellers can save themselves a lot of frustration and disappointment by doing some homework about their home and their neighborhood before putting their home on the market.

It’s also important to manage your expectations – while there are things about your home that you may love for their quirkiness or because you spent an entire summer on a pet project, those things may not appeal to every buyer.

As always and above all, location is key. Your particular neighborhood’s “look and feel”, proximity to amenities, and the school district that you’re located in are all key factors and greatly impact a home’s price, even in Central Pennsylvania.

Know What Your House is Worth

First and foremost, enlist the help of a listing agent to do a Comparative Market Analysis (CMA) of your home and property. This is often provided at no charge to the seller. This will give you an informed opinion about the value of your home.

Look at Comparable Homes in Your Neighborhood and Town

If ever there was a time to be a nosy neighbor, this is it. Search the MLS for homes in your neighborhood and in your town or school district that are currently for sale in the same price range as your home. Look at the way the homes are described and marketed, take a close look at the pictures posted online, and think about ways to market your own home. Peruse the local newspaper listings too. If you find a home listing that sounds like you’re reading the description for your own home, consider using that price point as a place to start.

Determine what Makes your Home Unique

Every home has something about it that’s unique – the view, the layout of the home, the materials used in upgrades, the acreage associated with the property, and amenities that aren’t typical add-ons are just a few items to consider. While these items may not increase the value of your home by themselves, combined they can add a unique charm that only your home can offer. Make sure to feature these items in your home’s description and take them into consideration when pricing your home.
