You may have heard the good news making its way around the local and national media these days; the real estate market health is improving. In some areas, it’s not only improving but also exploding! As agents right here in the Central Susquehanna Valley we can attest to this. Our area is seeing a continuing trend that began about 6 to 8 months ago of a steady increase in buyer traffic, reducing number of days on market, and higher final average sales prices. So what does all this really mean? To us at the Bowen Agency it means that it has never been more important to be at the ready with the counsel and education our current and future clients are invariably going to need. Buying and/or selling real estate can be a tense situation for even the most experienced. As the market situations remain dynamic we strive to ensure our knowledge of the existing conditions and potential future changes are easily explainable to our clientele.

In my opinion, one of the greatest aspects of assisting the public with their real estate needs is that there really is no “one size fits all” approach an agent can take. Buyers, regardless of their experience in purchasing property often rely on their agent’s guidance throughout the process. The main reason for this is that the process itself continues to adapt over time. Lending procedures, purchase contracts, inspection contingencies, closing schedules; all highly important to a successful transaction but continually being updated to improve the experience for the purchaser. This means that the buyer who may have purchased a property over the last 5 to 7 years is likely going to have a different experience the next time they go to buy a home. It never ceases to amaze me when I hear from clients that they “never thought there would be so much involved in just buying a home”. What they may not see is all the work being done behind the scenes as agents close the loops in the transaction circles to ensure a timely and successful closing. But we could never do it alone. We must partner with our clients and make sure they make contact with their insurance agent, local utility providers, follow up with their lender to keep the mortgage application process on track, and provide the closing agent with any and all vital information they need. It cannot be overstated how important it is to educate the client all along the way, from advising on appropriate purchase price to what to expect on the day of closing. Our philosophy at the Bowen Agency is to arm all of our clients with the best information possible as they make their decisions.

This same philosophy is apparent when working with our seller clients. They too need the most current market information and advice on the process. From our initial consultation, it’s our top priority to offer the best advice as it relates to pricing and marketing their property; offering suggestions on condition improvements, tips for receiving optimal feedback, and what to expect throughout the sale process with a buyer. Just as with a buyer, a seller may not have the same recollection of the steps needed to accomplish their goal of having the transaction that offers them the potential of receiving the highest sale price and the fewest complications. The Bowen agent working with them is trained to do all this and listen to their specific needs at the same time guaranteeing the best possible partnership.
